Recording offers, exchanging, and tracking conditions to satisfaction.
Offers are recorded against the campaign, with who made them, when, and on what terms. Keeping them on the file rather than in an inbox is what makes the vendor conversation defensible three weeks later.
Offers

| Amount and date | The sequence matters when somebody asks how the price moved. |
| Purchaser | A party on the engagement, not a name in a note. |
| Conditions | Finance, building and pest, sale of another property — each tracked separately. |
| Status | Presented, countered, accepted, withdrawn. Nothing is deleted. |
Exchange
On exchange the contract is filed, the deposit is receipted into the sales trust account against this property, and the conditions become dated obligations that the file will chase.
Conditions
Each condition has a date and a state. What is outstanding is a query, not somebody’s memory, and what is overdue says so on the property file and on the dashboard.
Settlement
At settlement the disbursements go out of trust, the commission entitlement is recognised, and the campaign closes. See Trust → Disbursements.
