For an officewith a sales teamand a rent roll.

Several agents, a property manager or two, a trust account that has to reconcile, and one licensee who carries the can for all of it.

  • Inner West agencies
  • Rent rolls
  • Two-office groups
  • Boutique offices
  • Licensees in charge

Built with licensees, not at them

Composite voices from the agencies we built with, in their words and not their names.

  • Boutique agency, Inner West

“The trust reconciliation used to eat the first three days of every month. That is the part I want back.”
    Licensee in charge
  • 4

teams on Boutique, each working its own engagements

  • Two-office agency, Central Coast

“We had the same property in four systems under three spellings. One file per property is the whole pitch, as far as I am concerned.”
    Director
  • Large agency, Sydney

“An audit should be an export, not an archaeology dig.”
    Operations manager
  • 7

registers, filled from the work as it happens

  • Rent roll of 300, Newcastle

“Routine inspections, arrears and repairs all sat in different places. Now they sit on the property, where a tenant would look for them.”
    Property manager
  • Independent, Illawarra

“I list a house I sold in 2019 and the file is already there — the old contract, the old photos, who the neighbours are.”
    Sales agent
  • Single-office agency, Blue Mountains

“I am the licensee, the admin and the person who answers the phone. It does not need somebody to operate it, which is the only reason I use it.”
    Licensee
  • Multi-office group, Sydney

“Every receipt is against a named party, a named property and a named engagement. That is the whole job, and nothing else does it.”
    Trust accountant
  • Agency with a rent roll, Wollongong

“Sales and property management finally see one list of properties instead of arguing about whose record is right.”
    Team lead
  • Franchise office, Northern Beaches

“The registers fill themselves from what we were already doing. Nobody has to remember to keep them.”
    Principal
  • Boutique agency, Inner West

“I was told what I could not sign before I tried to sign it. That saved somebody a difficult conversation.”
    Cadet agent
  • Two-office agency, Hunter

“Adding a cadet used to be a budget conversation. Now it is not one.”
    Office manager
  • Agency of nine, Sutherland

“The first time Fair Trading asked for something, it took four minutes and I did not have to ring anybody.”
    Licensee in charge

Teams that mean something

Properties and contacts belong to the agency; engagements belong to a team.

  • Teams that mean something

Sales and property management as teams, each working its own engagements over one shared list of properties.

  • The licensee can see everything

Owner and Admin see the agency; a Team Lead sees the team. Nobody has to ask for a report to know where things stand.

  • Accreditations gate the signing

Who may sign an agency agreement is a licence question, and the system knows the answer before the pen comes out.

  • One index over the lot

A street name finds the property, its documents, its parties and its trust movements — across sales and the rent roll at once.

Walk through a property file before you sign up

The tour runs entirely in your browser on a demo agency, and keeps its changes there. Open a campaign, a trust receipt and a register without an account.

A house at dusk

The whole system, on every plan

Compliance is never an upgrade.

  • One file per property

Sales campaigns and management periods attach to the property, so its history outlives any one transaction.

  • An entry on every write

Who, what, when, and what it was before. Compliance records are never hard-deleted, and history is not editable.

  • Trust and the registers included

Both trust accounts, the policy library and the seven registers are on every plan, not a tier above it.

What Boutique includes

  • Everything in Agent Pro, for the whole agency
  • Up to four teams, each seeing its own engagements
  • Accreditations that gate signing
  • The underquoting guard on every listing
  • One-click audit pack export
  • Priority support

Two doors into one agency

Sales agents in New South Wales typically run as their own business unit inside the agency: their own associate, PA and marketing, and their own pipeline. Property management, by contrast, is a single agency-wide team.

So a team is the unit. An agent can start on Agent Pro with a team of their own; when the agency moves to Boutique, that team moves under it. The licensee-in-charge gets agency-wide oversight, and the agent still sees only their own team.

Moving a team is a single change to where it sits, with no data migration.

Who is involved

Five access levels. Job roles and accreditations are tags on the person: roles filter, accreditations gate signing.

  • Owner

One per organisation, and the only level that can close it, transfer ownership or change billing.
    Access level
  • Admin

Sees the whole organisation and runs it day to day, trust accounting included.
    Access level
  • Team Lead

Sees the agency’s records and their teams’ work, including the team’s property-linked trust entries.
    Access level
  • Team Member

Sees the agency’s records and their own teams’ work, with no access to trust accounting.
    Access level
  • Auditor

An external, read-only, time-boxed grant. Sees the whole organisation and changes nothing.

What shipped lately

  1. NewOperations and compliance, every page in the demo9 Sept 2026

Every page, dialog and write of the first three phases now works in the demo agency: the foundation, operations and compliance. It runs on the demo’s own data while the live database is wired underneath it, and every write leaves an entry in the audit log.

  2. Sign-in, on its own9 Sept 2026

Signing in moves to its own address, separate from the workspace, and the screens gain the building blocks the next pages are made of.

  3. Properties and contacts as profiles9 Sept 2026

A property and a contact now open as a profile, with what matters about them beside the record rather than behind another click.

  4. The workspace takes shape6 Sept 2026

The workspace’s main pages get their layout, and the shell gets a tablet and a phone layout of its own.

Frequently asked questions

  • Does my whole team need individual logins?

Yes — every staff member who uses Briesa has their own login, because an audit log is worth nothing if two people share a name. An invited user counts against your plan limit before they accept. People can be deactivated at any time, and their compliance records stay available to admins permanently.

  • What happens to our compliance records if we cancel?

Briesa never hard-deletes a compliance record. Trust records, audit entries, documents and policy sign-offs are kept for the statutory period your jurisdiction requires — typically three to five years after the transaction. Access continues to the end of the month you have paid for, and you can take a full export before it ends.

  • How is trust account data protected?

BSB and account numbers are encrypted at the application layer, not merely at rest. Only admins reach trust accounting at all; a team lead reads their own team's property-linked entries, and a team member has no trust access. Every trust action writes an audit entry that cannot be edited afterwards.

  • Is Briesa available for agencies outside New South Wales?

Not yet, and we would rather say so. It launches with full NSW depth — the PSAA 2002, Fair Trading licence rules, CPD and the Form 6 templates — on an architecture that holds all eight jurisdictions. The other states are added progressively; leave your details and we will tell you when yours is next.

  • Can I change plans later?

Upgrade whenever you like and the limit lifts immediately; Briesa prompts you in-app when you reach the cap on Agent Pro or Boutique. Coming down requires your user count to fit the lower plan first. Nothing is deleted either way.

  • Can you bring our existing data across?

That is the plan, and it is the part we take most seriously — a property's history is the whole point. Tell us what you are on now and we will say honestly what carries and what does not.

One price. The whole system.
