Properties

One file per address, with every campaign and management period on it, and everything ever filed against it.

Core capabilities

The address is created once and the work hangs off it.

  • One record per property

Created once, never replaced. Engagements come and go around it, and its history is never split across deals.

  • Campaigns and management periods

Each is an engagement with a start, an agreement and an end. A tenanted property being sold carries both, and the file names both.

  • Parties in their place

Vendor, purchaser, landlord, tenant and their solicitors, tied to the engagement they belong to and carried forward when the next one opens.

  • Documents against the file

Nothing lands in a folder. A document lands on the property, under its engagement, and the paperwork the Act asks for is generated from the record.

  • Classes and filters

Residential, commercial, rural and business, in one list with filters by class, status and agent.

  • An activity tab on every record

The audit log, read from the property itself: who changed what, when, and what it was before.

Auditor

Read a property’s whole history, read-only, without asking anybody for a folder.

How it connects

Frequently asked questions

  • What happens when a property sells?

The campaign closes and the record stays: the agreement, the parties, the offers, the trust movements and the register entries it generated. The next campaign on that address starts with the file already there.

  • Can a property be sold while it is tenanted?

Yes. It carries a live management period and a live campaign at the same time, both named on the file, and the entry notices the tenancy requires are still the tenancy’s.

  • Can I delete a property?

A property can be archived. Compliance records are never hard-deleted, and history is not editable: a record entered in error is corrected with a correction that keeps the original and the reason.

  • Can you bring our existing properties across?

Tell us what you are on now and we will say honestly what carries across and what does not.
