Every other system files the work under the transaction. Briesa files the transaction under the property, and that one decision is what the rest of the documentation keeps referring back to.
A house that sold in 2019, was rented for four years and is back on market now is one record with one history. Open the address and you have the lot: who owned it, who rents it, what it sold for last time, which engagement is live, what is in trust against it, and every obligation still owing.
One record per property
Created once, never replaced. Engagements come and go around it.
Engagements on top
A sales campaign or a management period, each with a start, an agreement and an end.
Parties in their place
Tied to the engagement they belong to, and carried forward when the next one opens.
Documents against the file
Nothing lands in a folder. It lands on the property, under its engagement.
