Opening one, what it holds, and how it ends.
A management period begins when the management agreement is signed and ends when the agency stops acting. Everything the agency does for that landlord, at that address, in that time, sits inside it.
What it holds
- The management agreement: the document that opened it, with its fee and its term.
- The landlord: and anyone acting for them.
- Every tenancy: in sequence, with the gaps between them visible.
- Inspections and maintenance: scheduled and completed, against the property.
- Trust movements: rent in, disbursements out, on the rentals account.
Ending it
When management ends the period closes and the record stays. If the same landlord returns two years later, a new period opens on the same property with the old one still readable underneath.
