Leases, rent reviews, arrears and what happens at the end of a term.

A tenancy sits inside a management period. It has a start, a term, a rent and an end, and it is where the tenant, the bond and the condition report live.

The lease

The residential tenancy agreement is generated from the file — the address, the landlord, the tenant, the rent and the term are already known. The condition report is attached to it, because the two are only useful together.

Rent and arrears

Rent is receipted into the rentals trust account against the property. Arrears are days, not a feeling: the file shows how many, since when, and what has been sent.

Reviews and renewals

A rent review and a lease end are dates the file already knows. Both appear on the calendar and on the dashboard before they arrive, which is the entire point of keeping them on the record.

Ending a tenancy

Notices are generated, dated and filed. The bond, the final inspection and the outgoing condition report close it out, and the management period carries on to the next tenancy.
