Vendors, purchasers, landlords, tenants and their solicitors — and why they attach to the engagement.

A party is a person or an organisation with a role in an engagement. The role is the important half: the same person can be the vendor on one campaign and the landlord on a management period four years later, and Briesa keeps that as one contact with two roles rather than two contacts.

Roles

  • Vendor and purchaser: on a sales campaign, with their solicitors alongside them.
  • Landlord and tenant: on a management period, with any guarantor or agent acting for them.
  • Solicitor and conveyancer: attached to the party they act for, not to the property.
  • Other interested parties: anyone else the file needs to remember, with a note saying why.

Carried forward

When an engagement closes, its parties stay on the file. Open a new campaign on the same address and the previous owner is one click away — which is how a listing conversation starts with knowing who you are talking to.

Identity checks

Verifying who you are dealing with is recorded against the party and the engagement, so the check is provable rather than remembered. See Compliance → Identity checks.
