Opening one, what the checklist does, and how the pipeline reads.

A campaign is opened against a property, never on its own. If the address is not in Briesa yet, creating it is the first step and takes a moment — and from then on it is permanent.

The pipeline

The pipeline board shows every campaign by stage: appraisal booked, agreement out, live, under offer, exchanged, settled. Each card is the property, so moving a card moves the engagement, not a copy of it.

The marketing checklist

Signing the agency agreement starts the checklist: portals, photography, signboard, floor plan, open homes. It is a checklist rather than a workflow engine — the items are the ones a campaign actually has, and skipping one asks you why.

Closing

A campaign closes when it settles or when it is withdrawn. Either way the record stays on the property: the agreement, the parties, the offers, the trust movements and the register entries it generated.
