Briesa Agency
The property is the file
One record per address, with the sales campaigns and management periods on top of it, both trust accounts underneath, and the registers filling from the work. Four modules, one file.
All four modules on every plan. Launching with full NSW depth. See the plans
Core capabilities
What every module inherits from the file underneath it.
One record per property
Created once, never replaced. A house that sold, was rented for four years and is back on market is one record with one history.
Engagements on top
A sales campaign or a management period, each with a start, an agreement and an end. The property outlives every one of them.
Trust against the file
A receipt is money held for a named party, against a named property, under a named engagement — not a line in a bank feed.
Registers from the work
The registers are views over entries made while the work was happening, rather than lists somebody maintains.
An audit log on every write
Who, what, when and the previous value. There is no mode in which it is off, and nothing is hard-deleted.
Access that follows the licence
Access levels decide what somebody sees; accreditations decide what they may sign, and an expired one stops the signature.
Four modules, one record
Every other system files the work under the transaction. Briesa files the transaction under the property, and each module reads and writes that same record.
- Properties holds the address, its engagements and its parties.
- Trust holds the money, each movement against its property.
- Compliance holds the registers, the accreditations and the log.
- Operations holds the tasks, the calendar, the meetings and the KPIs.
One core, shared by every module: teams, access levels, documents and the audit log.
One file, read four ways
Each module is a way into the same property record. Pick one to see what it holds.

Compliance
The registers fill from the work, the accreditations sit in front of the signature, and every save writes the log.

Built for the people holding the licence

The property manager
A management period holds the agreement, every tenancy in sequence, the inspections and the repairs. Rent and arrears are days on the file, and the history reads by address — which is what a landlord asks about.
See the solutionStay in control
Briesa keeps the records the Act asks you to keep, and decides who may touch them by the licence they hold.
Read about the audit logFive access levels
Owner, Admin, Team Lead and Team Member, plus a read-only, time-boxed Auditor. Job roles filter what somebody sees; they never widen it.
Accreditations gate signing
Agency agreements, management agreements and trust authorisations need the licence class the Act requires. An expired one refuses the signature rather than flagging it afterwards.
Nothing is backdated or deleted
An entry’s time is the server’s, a correction is a further entry, and compliance records are kept for their retention period.
Hosted in Australia
Each agency is its own organisation, isolated from every other, and each organisation belongs to one state.

Frequently asked questions
What is Briesa?
An agency management system for NSW real-estate licensees, where the property is the root record and sales campaigns and management periods are engagements attached to it.
What are the four modules?
Properties, Trust, Compliance and Operations. They are not four products to buy separately: each is a way into the same property record, and all four are on every plan.
Why start from the property rather than the deal?
Because an agency’s memory lives in the property, and filing work under the transaction throws that memory away when the transaction ends. Listing a house you sold four years ago should start with the file already there.
Where is my data kept?
In Australia. Each agency is its own organisation, every query is filtered by it, and row-level security in the database is the second line behind that.
One file per property. Every module on it.
Pick the band that fits the people who sign in. Everything else is unlimited, on every plan.
