The property is the file

Why Briesa files the transaction under the property, and every other system does it the other way round.
Open any agency system on the market and the root record is the deal. A listing is created, worked and closed; a tenancy is created, worked and ended. The address is a field on each of them, spelled slightly differently each time.
That is backwards, and it costs you the only asset an agency accumulates for free: memory. A house that sold in 2019, was rented for four years and is back on market now is one property with one history. In most systems it is three unrelated records, and the fourth agent to touch it starts from nothing.
Briesa makes the property the root entity. Sales campaigns and management periods are engagements attached to it, each with a start, an agreement and an end. The parties, the documents, the trust movements and the register entries hang off the engagement, and the engagement hangs off the property. Close the campaign and the file stays.
It sounds like a modelling detail. In practice it is the difference between opening an address and knowing everything, and opening an address and knowing what happened since March.
